Let the rooms connect

Austin Matterport: The Future of Real Estate Marketing

Still photography sets the scene. A tour lets people explore how the spaces connect.

A listing can show its rooms. A 3D tour can show how they belong together.

That is the useful difference with Matterport virtual tours. Instead of following a fixed sequence of photographs, viewers can choose a path through the home, pause in a room, and return to a space they want to understand better.

For Austin buyers browsing from another city, or sharing a listing with someone who cannot visit yet, that freedom can make the layout easier to discuss. It also gives interested viewers a way to revisit the rooms after an in-person showing.

Put control in the viewer’s hands.

The tour complements a carefully edited gallery. Photographs make it easy to compare the main rooms and notice finishes. A self-guided walkthrough adds the transitions: the hallway beyond the kitchen, the connection to an outdoor space, or the relationship between floors.

A tour is an introduction, not a replacement for visiting the property. Light, sound, and the feel of a neighborhood are still best experienced in person. Useful digital media helps people decide what they want to explore next.

Give it a place in the listing.

Keep the tour easy to find beside the property photographs, on a property page, or in a follow-up message. Label it clearly so viewers know it is an interactive experience rather than a video.

Choose the mix around the listing. A property film guides someone through a story; a Matterport tour lets them lead. Used together with clear photographs, each format does a different job.

Before you book

Keep the tour and the rest of the listing in sync.

A 3D tour records the actual space as it is presented on scan day. A virtually staged still image illustrates a furnishing idea instead; label that alteration and keep the original view available so buyers can distinguish an idea from the property they will visit.

Digital twilight is another photo treatment, not a change to the tour. It is currently a $35-per-photo add-on purchased with a primary service. Choose these finishing options around the photographs that need them, rather than expecting the interactive model to contain the same edits.

When planning the handoff, ask how long the tour will be hosted, which sharing or embedding links will be delivered, and whether the listing needs branded or unbranded versions. Coordinate those answers with the scan brief and the launch date; photography, custom edits, and tour delivery can have different schedules.
