From the approach inward

For a Luling property with a workshop, detached building, porch or land, the first photography decision is the coverage list. Specify every structure that belongs in the assignment and whether it needs interior images, exterior images or both. A house-only brief can leave an important supporting space unexplained.

Austin 360’s property photography service and current pricing provide the starting point. Send the complete Luling address and structure inventory to confirm coverage, travel, image allowance and any additional media before choosing the final package.

Write one line for every included structure

A useful brief identifies each building by a clear name: main residence, detached workshop or storage building, for example. Beside it, record the desired coverage, who will provide access, whether power or lighting is available, and anything excluded from the photographs. Use the same names when organizing the final gallery.

Include a description of the intended marketing claim. A photograph can show a room or work area, but it does not verify permitted use, utilities, living area or occupancy status. Avoid labeling an outbuilding a guest residence or home office solely because it contains furniture. The listing agent should supply accurate property information.

Connect the overview with a route on the ground

Consider a hypothetical property with a house and detached workshop. If feasible and useful, one aerial overview can introduce their relationship. Follow it with the ground-level approach to the house, its entrance and principal rooms. Then show the route to the workshop, the full exterior and the agreed interior views.

This sequence lets the viewer connect the aerial shapes with usable spaces. Add a porch or outdoor work area where it contributes to the actual listing. Aerial images do not mark legal boundaries: any requested outline needs appropriate documentation and review, and must not imply survey precision the image cannot supply.

Prepare more than the main house

Unlock agreed buildings, clear entrances and identify safe access routes. Remove vehicles or equipment only where the owner authorizes it and where doing so suits the intended presentation. Secure animals, provide gate instructions and identify spaces the photographer must not enter.

For a workshop interior, tell the photographer which fixed features matter and which movable items are excluded from the sale. Clear enough floor and work-surface space to make the room understandable. Keep permanent condition and actual features visible; editing should not transform an unfinished or damaged space into something else.

Choose image count and tours around the inventory

Count distinct spaces before selecting the photo allowance. Main rooms, several building exteriors and useful interiors may require broader coverage than a house with no supporting structures. Prioritize a complete explanation of each agreed area over repeated viewpoints of the principal living room.

A Matterport tour can help with the interior layout of an included building. Ask explicitly about multiple or detached structures, exclusions, hosting and the intended publication destination; do not assume one scan or tour covers every building. Specify MLS, website and print needs, then confirm the delivery schedule for the full assignment.

Keep Luling context separate from the property

Zedler Mill Museum & Park is a documented Luling destination on the San Marcos River. If it is relevant to the listing’s area description, use the city’s information and verify the relationship to the actual address.

Label any community image separately. A mill, river or festival photograph should not imply that a home has a river view, access rights or a connection to an event. The property’s own buildings and usable outdoor areas should remain the core of the listing gallery.
